Do I have a choice of Colours?

This is your project; we are here to facilitate it! - You can choose colours for all aspects of the cottage and we provide some assistance if needed. Painting inside and outside, bench tops, cabinetry, roof, carpet, tiles, window frames and weatherboards - the list goes on!

Are there any hidden costs?

Our process ensures that there are no hidden costs and the final price remains firm. However with all building projects unforeseen events may occur. Our process limits this occurrence and using a variation process we present the costs to the client for approval before carrying out the works.

Do your designs cater for people with disabilities?

From the original concept of a one or two bedroom Garden cottage for older people came the growing awareness of other dependant relative needs - a single daughter with a child, a disabled relative with special needs, and more.

Victorian Garden Cottages has built many special needs cottages providing ramps, wheelchair access and bathroom hoist facilities for people requiring particular care and support.

What is the Process to build my Granny Flat?

We have a clear set of steps to ensure we gather all the relevant information early to firstly provide the desired design and secondly to ensure the price is firm and includes everything necessary to finish the project - ready for you to start living!

Completion of design phase Site inspection (ascertains costs and any conditions of the site that may require attention) Completion of a formal proposal containing a sketch of your desired layout, a site plan showing the position of the dwelling and the complete costs.

When you are satisfied return the quotation acceptance and we will produce your working Drawings, Building Specifications, Colour Sheet and an HIA Building Agreement We then get together and choose your colours and go over the finer detail to ensure you are getting what you want. A 5% deposit is payable at this meeting.

On completion of this meeting we proceed to lodge the building Permit, Purchase the 6.5 Year Guarantee insurance on your behalf and order the materials ready for building.

How does Centrelink view Granny flats?

Granny Flat interests are usually family arrangements to provide company and nearby help and support for older people. The granny flat rules recognise those family arrangements. The rules do not have any tests of age or family relationship, nor do they measure or put a value on the support provided to that elderly person. A granny flat can be a separate self-contained dwelling built on someone else's property or a right to accommodation for life or a life interest in a home that is to be your principal home

What Choices do I have in Design?

We have a wide range of standard designs that can be modified to suit each situation. Consultation is vital and we pride ourselves on developing the best solution to your needs. We consider site restrictions, family concerns and of course the needs of the occupier. The final outcome is a cottage personalised to your situation. Sizes range from 3.5 Sq to 25 Sq or we will design something to suit your requirements.

A dwelling designed to extend the family home to cater for loved ones but yet still let them live independently. The Modern Granny Flat reflects today's standards in building of high quality workmanship, finish and low maintenance materials. The colours and style provide excellent accommodation and increases the overall property value where they are built.

What about Connecting to Services?

We provide a preliminary site inspection to ascertain the location of all services (power, water. storm water. gas, sewerage) and how best to connect these to the new cottage. Our consultant will also offer suggestions re siting and perhaps utilising the space efficiently. We connect all the services as part of our building contract providing one point of contact for the project.

What about my Council?

Most councils have a common approach to "Granny Flats" or "Dependant Relative Units" as they are sometimes know. It is relatively straightforward to obtain a building permit however some councils insist on a Town Planning Application being completed first which simply adds to the time and administrative detail. Either way we handle all the communication with the council on your behalf and obtain the building permit.
