Frequently Asked Questions

Do I have to apply to Council?

All council requirements are handled by VGC and will be included in your final quotation price.

What permits do I need? Do you include these in the price?

All permit requirements will be determined at your initial meeting and will be included in the total contract price.

What is included in the Price?

The price guide indicates the price for a complete home including all reports (soil, BAL, property information, energy rating) and including the building permit.

What is not including in the Price?

Heating and cooling, service connection costs and any costs for onsite work such as demolition, excavation or any town planning costs/requirements are not included in the cost but will be included in your quote once a design agreement has been signed and a site assessment concluded.

Curtains/Garages/Carports are not included in the price but can be included in your quote. Please speak to your design consultant regarding this.

Where do you build?

VGC can build anywhere in Victoria, Australia.

How long has VGC been building?

Over 25 years.

Can I change the plans?

Yes. Of course making a few changes to our existing designs is no problem as each design is more of a guideline to give our customers and idea of what is possible. We can also completely custom design something to suit your needs.

Can VGC designed homes be transportable?

We build relocatable homes or transportable homes on your site. We have all necessary tradesmen to completely build your home. VGC Cottages for the backyard can be designed to be transported at a later date and removed from the premises if need be.

What can I build for teenage accommodation or for guests?

To comply with Council regulations, you can build any of our “Extra Room Solutions” in your backyard. There are some restrictions as to what we can include in the design such as no kitchen or food preparation areas. These designs are commonly known as detached additions as opposed to an extension.

What can I build for my elderly parents/disabled family member?

We have a range of one and two bedroom homes that are suitable for any dependent person. All designs comply with Council requirements. These homes are called Dependant Persons Units (DPU’s) and a kitchen or food preparation area is allowable by the council. The person/persons living in the DPU must be dependant on the person/persons living full time in the main home. The Title of the house must be in the Primary carer name and not the dependant person.

You don’t have carports or garages on your plans. Can I have one?

Yes. You can have single or double car accommodation in any style you like which can include concrete floor, auto roller door, window lined and painted which will be drawn on your plan by our designers and costed into your quote. Note: this is for something similar to the Snow gum Garage on display at our Croydon display centre. Please speak to your design consultant about other alternatives if you wish.

What are your standard specifications?

Our standard specifications are listed on the reverse of our price guide’s.

Can you build to lock up?

Yes we can. Please speak to your design consultant for an estimation on cost.

How long does it take from now for my home to be built?

Each situation varies although one of our design consultants will assist in estimating time frame.

Are there any other homes I can look at?

If the quote is acceptable, we are happy to contact previous clients who are willing to allow you to view their homes as an example of the particular design or our quality/finish.
