Our Building Process

Step 1—Site Assessment (Free, No Obligation) fee applies outer metro

Please ensure you have a copy of property title before appointment copies can be obtained at www.land.vic.gov.au

(i) Site assessor will make an appointment to meet with you onsite to discuss:

  • Design and inclusions
  • Location/position of cottage
  • Site works and site preparation
  • Connection to services

(ii) Our Drafting team will prepare a floor plan and site plan

(iii) Sales staff will produce a quotation with fixed prices on:

  • Site works & site preparation
  • Connection to services
  • Any additional inclusion you require such as heating & cooling, water tanks, timber flooring etc

 

Step 2– Presentation of Quotation to Client

Your Sales Executive will make an appointment to present and discuss the plans and quote to the occupier and property owners. Quote is valid for 30 days. Please ask about our current specials.

 

Step 3– Acceptance of quotation

Sign the Preliminary Agreement so that we can prepare:

  • Working drawings including elevations, floor plans, electrical plans, and site plans suitable for submission to council for the issue of a building permit
  • Detailed building specifications including all finishes, colours, materials and all inclusions concerned with the project
  • A standard HIA building agreement (contract)

 

Step 4– Colour Appointment

  • Colour and products are selected
  • Your final contract price and deposit amount will be calculated

 

Step 5– Contract Appointment

  • Sign product specifications
  • Sign Project specifications
  • Sign working drawings
  • Sign Contract
  • Pay 5% Deposit

Many finance options are available to VGC clients—please ask your Sales Executive how you can move into your cottage sooner.

 

Step 6– Building permits Step 6– If Required
  • Arrange truss computations                              
  • Apply for town planning permit

Step 7– Receive permits

  • Receive building permit
  • Ready to commence building works

 

Step 8– We commence building

Foundations:

  • Dig stump holes; checked by building inspector & construct sub floor
  • Numerous deliveries of materials to your site

15% of total payment due

 

Step 9– Frame

  • Wall & roof frame complete
  • Checked by Building Inspector

15% of total payment due

 

Step 10– Lock Up

  • Roof
  • Windows
  • Doors, external cladding & trims

30% of total payment due

 

Step 11– Fit Out

  • Fixtures—Plastering, Painting etc
  • Fittings—Kitchen, bathroom and tiling etc

25% of total payment due

 

Step 12– Completion

  • Appliances installed
  • Final inspection
  • You check the building with us
  • We hand over ownership to you

Balance of payment due 10%
